Tulip Infratech will invest ₹1,100 crore to develop a 40-storey luxury housing project on Gurugram's Southern Peripheral Road, one of the tallest residential developments in the area.
Gurugram Real estate developer Tulip Infratech has announced a major investment of ₹1,100 crore to build a new luxury residential project in Gurugram. Named Tulip Melrose, the project will be developed on Southern Peripheral Road (SPR), one of the city's fastest-growing residential locations. The investment is for construction only and does not include the land cost.
The new development reflects the company's strong focus on the premium housing market. With modern design, spacious homes, and luxury amenities, Tulip Melrose aims to attract both homebuyers and real estate investors looking for high-end properties in Gurugram.
Tulip Melrose will be spread across 7.5 acres and will feature four residential towers, each rising 40 floors. According to the company, the towers will reach nearly 495 feet, making them among the tallest residential buildings on Southern Peripheral Road.
The project will include 608 premium apartments, along with 10 exclusive penthouses. Every residence will be a 5 BHK apartment with a super built-up area of around 3,250 square feet. The average price of each apartment is expected to be around ₹4 crore, placing the project in Gurugram's luxury housing segment.
Tulip Infratech has planned several lifestyle features to offer residents a comfortable and modern living experience. One of the key attractions is a large clubhouse built across the entire ground floor. It will connect all four towers through the podium level and provide space for fitness, leisure, and social activities.
Another highlight is the sky terrace, which will connect the towers at nearly 495 feet above the ground. Residents will be able to enjoy open recreational spaces, premium amenities, and panoramic views of the Gurugram skyline from this elevated deck.
The company has confirmed that construction has already started. The raft foundation has been completed, and work is progressing according to schedule. Tulip Infratech expects to deliver the project by 2031.
Speaking about the development, Siddharth Jain, Promoter of Tulip Infratech, said the company will invest around ₹1,100 crore in the project, excluding the cost of land. He added that the company remains focused on delivering high-quality residential developments within the planned timeline.
Southern Peripheral Road has become one of the most preferred locations for premium residential developments in Gurugram. Improved road infrastructure, better connectivity, and the presence of modern commercial and social facilities have increased the area's popularity among homebuyers.
While the overall housing market has become more balanced compared to the strong demand seen in 2024, Tulip Infratech believes interest in premium homes remains healthy. The company continues to receive enquiries from both end-users and investors who are looking for spacious luxury apartments in well-connected locations.

Tulip Infratech has already completed more than 10 residential projects in Gurugram. It is also developing Tulip Monsella with an investment of ₹3,600 crore and Tulip Crimson with an investment of ₹1,200 crore. With the launch of Tulip Melrose, the company's total investment in Gurugram's residential market has now crossed ₹6,000 crore.
